By taking the time to implement the rating program, it will help you choose the right property best suited for you and/or your family. Rate A Home includes separate programs for existing homes, newly built homes, condominiums and rental dwellings.
If the agent you choose already subscribes to Rate a Home, they can provide you with this valuable program. Be sure to ask the agent if they utilize this program as a service to their clients.
Rate A Home Includes:
Property Rating System (Buyers and Renters): This program allows up to two persons to rate a property together. The subscriber (i.e. this could be you or your agent) would then input the buyer/s or renters ratings into the online program which produces reports for each rater, along with a combined average report. An additional report will show the top rated properties, ranking them from high to low. This way you can determine which properties best suit your individual needs. In addition, if there are two people buying or renting together, these reports will help determine the property best suited for both of you!
Property Rating System (Sellers): This program allows you to self rate the home you are selling. The program will produce two results. One will be a synopsis of what your property consists of in amenities. You can also self rate your own property, allowing you to see your home through the buyer’s eyes. In this way, while rating your home, and in order to make it more marketable, you can determine such things as: does our home need painting touch ups; should the carpet be cleaned; should our kitchen cabinets be refinished; etc. etc..
Property Tour Checklist (Buyers and Renters): This program includes forms that you can fill out during the walk through process of the property tour. The checklist covers a variety of information including home style, conditions, interior and exterior colors, just to name a few. After touring several properties over the course of days or weeks, the report enables you to recall what each property consisted of. The checklist should help deter repeat visits to the same property.
Wish Lists: Do you already know what you want or need in the property you are searching for? An online wish list can be completed by you for your personal reference, and can be forwarded to your agent or builder before the initial meeting as well. The wish list eliminates any second guessing by an agent or builder regarding your desires before you meet with them. If they receive this information ahead of time, the builders could have plans ready to review with you. The agents could have available listings on hand of homes/condos/apartments that meet your wishes. This a tremendous time saver for all involved.
